We are team who have been in the property management and rental business both as private landlords and working with letting agents, for over 20 years and have made a pretty good living at it – despite the ups and downs in the property markets, mortgage rates, rental legislation, the inevitable Health & Safety requirements and all the other things that are sent to try us. What we aim to do here, is give any prospective owner, who is thinking of going into business renting out property, some do’s and don’ts, some encouragement and some basic navigation, before launching into the unknown…

What we know is where the wins and loses are, how the pitfalls can be avoided and the profits maximised, the questions to ask and the research to be done before committing to renting out a property for gain.

It all has to start with a BUSINESS PLAN. Whether you are thinking of renting out a small house you inherited from your Grandmother, or you have an option to buy up a row of terraced houses / block of flats, you will need to create a business plan and keep working at it until you are sure that it is:

• Specific (costs, cost of borrowing, income expectations, managed by, etc)
• Manageable (are you capable of seeing it through?)
• Achievable (What are your expectations, literally “What do you want to achieve by doing this?”)
• Realistic (Have you thought it through properly, can you borrow the money? do you have a unique selling property, do you manage it yourself, does your future depend on it, is your plan viable?)
• Timescale (how long do you give yourself to get it going before your money runs out and the rent needs to be coming in etc??).

Time and effort spent on this before you get going is fundamental to the success of your venture!
In short, THE S.M.A.R.T. TEST – a simple mnemonic that is your guide to the basic structure of any business plan however simple or complex.
